Alberta has thousands of acreages and rural homes, and many owners find them surprisingly hard to finance. Banks are cautious about properties that are harder to sell or value. Private lenders can help, but they look at rural properties closely too. Here’s what to expect.
Why rural properties are harder to finance
- Fewer comparable sales make values harder to pin down
- Longer selling times mean more risk for a lender
- Large land parcels, where much of the value is in the land rather than the home
- Outbuildings, shops and secondary homes that lenders may value differently
- Private wells and septic systems that may need inspections
- Distance from a town or city
How private lenders approach acreages
Private lenders who are comfortable with rural property focus on:
- The home and a reasonable amount of land around it, sometimes giving less weight to excess acreage
- Access: year-round road access matters
- Location: properties near Calgary, Edmonton and larger towns are often easier to finance than remote ones
- Condition of the home, well and septic
Expect a lower maximum loan-to-value than on a city home, and possibly a higher rate.
